Realitn\u00ed kancel\u00e1\u0159e se logicky sna\u017e\u00ed, aby prod\u00e1vaj\u00edc\u00ed s nimi podepsal v\u00fdhradn\u00ed zprost\u0159edkovatelskou smlouvu na co mo\u017en\u00e1 nejdel\u0161\u00ed dobu. D\u016fvod je z\u0159ejm\u00fd, aby nikdo jin\u00fd nemohl danou nemovitost prodat. Proto kdy\u017e v inzer\u00e1tu naraz\u00edte na slova typu &#8222;v\u00fdhradn\u011b nab\u00edz\u00edme&#8220; apod. tak je to znamen\u00ed, \u017ee prodej mimo RK bude obt\u00ed\u017en\u011bj\u0161\u00ed. Naopak, pokud nemovitost nab\u00edz\u00ed v\u00edce realitn\u00edch kancel\u00e1\u0159\u00ed, je to zn\u00e1mka toho, \u017ee \u017e\u00e1dn\u00e1 nem\u00e1 v\u00fdhradn\u00ed smlouvu a v z\u00e1sad\u011b to m\u016f\u017ee znamenat i to, \u017ee se nemovitost nab\u00edz\u00ed del\u0161\u00ed dobu, nebo \u017ee byla v minulosti nab\u00edzena jako p\u0159\u00edm\u00fd prodej.<\/p>\n\n\n\n<p>Realitn\u00ed kancel\u00e1\u0159e v\u00ed, jakou smlouvu maj\u00ed s klientem podepsanou, p\u0159\u00edpadn\u011b, \u017ee nab\u00edz\u00ed nemovitost bez jak\u00e9koliv smlouvy. Z tohoto d\u016fvodu se sna\u017e\u00ed, aby v p\u0159\u00edpadech, kdy nemaj\u00ed s prod\u00e1vaj\u00edc\u00edm dostate\u010dn\u011b silnou smlouvu, nebylo mo\u017en\u00e9 z inzer\u00e1tu poznat o jakou nemovitost se p\u0159esn\u011b jedn\u00e1 resp. kde p\u0159esn\u011b je um\u00edst\u011bn\u00e1. Aby p\u0159\u00edpadn\u00fd z\u00e1jemce si nemovitost nevyhledal a nekontaktoval prod\u00e1vaj\u00edc\u00edho. Tak\u017ee se m\u016f\u017eete setkat s inzer\u00e1ty, kde prakticky nejsou fotky exteri\u00e9ru (hlavn\u011b chyb\u00ed ty z ulice). Pokud focen\u00ed prob\u00edhalo ve dne, tak v\u011bt\u0161inou jsou i z interi\u00e9rov\u00fdch fotek p\u0159es okna vid\u011bt i okoln\u00ed nemovitosti. Tak lze p\u0159es streetview  na mapy.cz nebo google.cz dohledat um\u00edst\u011bn\u00ed nemovitosti. N\u011bkdy nezbyde nic jin\u00e9ho ne\u017e si takhle &#8222;proj\u00edt&#8220; celou obec, m\u011bstskou \u010d\u00e1st apod. Je d\u016fle\u017eit\u00e9 se soust\u0159edit na neobvykl\u00e9 prvky v krajin\u011b, ulici apod. Jakmile m\u00e1me p\u0159esn\u011b nalezenou nemovitost, tak nen\u00ed probl\u00e9m si nal\u00e9zt v katastru nemovitost\u00ed jej\u00edho majitele. P\u0159\u00edpadn\u011b na internetu vyhledat dal\u0161\u00ed mo\u017en\u00e9 kontakty na n\u011bj(email, telefon, soci\u00e1ln\u00ed s\u00edt\u011b apod.). Pak u\u017e jen kontaktovat majitele a zjistit, zda je ochotn\u00fd prodat bez RK a domluvit si prohl\u00eddku. Samoz\u0159ejm\u011b jednodu\u0161\u0161\u00ed situace je pokud dan\u00e1 nemovitost se prod\u00e1v\u00e1 del\u0161\u00ed dobu, to je majitel ochotn\u00fd jednat i o slev\u011b. Pokud se jedn\u00e1 o nov\u00fd inzer\u00e1t a nav\u00edc s dobrou cenou, p\u0159\u00edpadn\u011b nem\u00e1te s koup\u00ed nemovitosti zku\u0161enosti, tak je asi nejlep\u0161\u00ed varianta kontaktovat RK.<\/p>\n\n\n\n<p>Provize realitn\u00edch kancel\u00e1\u0159\u00ed jsou r\u016fzn\u00e9, zpravidla se pohybuj\u00ed 3-5% z prodejn\u00ed ceny nemovitosti. U levn\u011bj\u0161\u00edch nemovitost\u00ed je\u0161t\u011b mohou m\u00edt minim\u00e1ln\u00ed \u010d\u00e1stku za provizi (nap\u0159. 30tis. K\u010d). Ve v\u00fdsledku, \u010d\u00edm vy\u0161\u0161\u00ed cena nemovitosti, t\u00edm vy\u0161\u0161\u00ed provize. N\u00e1ro\u010dnost prodeje s prodejn\u00ed cenou v\u016fbec nesouvis\u00ed. N\u00e1ro\u010dnost prodeje souvis\u00ed s typem nemovitosti(pozemek, byt, d\u016fm, komer\u010dn\u00ed prostory&#8230;) a hlavn\u011b s osobami prod\u00e1vaj\u00edc\u00edho a kupuj\u00edc\u00edho. N\u011bkdy sladit po\u017eadavky obou stran je mnohdy velmi vy\u010derp\u00e1vaj\u00edc\u00ed a je nutn\u00e9 absolvovat \u0159adu sch\u016fzek. Samoz\u0159ejm\u011b je to i o tom, kde se nemovitost nach\u00e1z\u00ed, kolik mus\u00ed makl\u00e9\u0159 absolvovat prohl\u00eddek nemovitosti (toto se odv\u00edj\u00ed i podle toho jak\u00e9 jsou informace v inzer\u00e1tu), jak to m\u00e1 daleko apod.. Provize nen\u00ed v\u00fdd\u011blek makl\u00e9\u0159e, do cel\u00e9ho procesu vstupuj\u00ed dal\u0161\u00ed osoby a poplatky(advok\u00e1t, \u00faschova, realitn\u00ed kancel\u00e1\u0159, poplatky za vklad do katastru). Jsou prodeje(t\u00fdk\u00e1 se to t\u011bch nejlevn\u011bj\u0161\u00edch nemovitost\u00ed ve \u0161patn\u00e9m stavu, velk\u00e9 mno\u017estv\u00ed prohl\u00eddek na v\u011bt\u0161\u00ed vzd\u00e1lenost), \u017ee i kdy\u017e makl\u00e9\u0159 nemovitost prod\u00e1 a &#8222;shr\u00e1bne&#8220; provizi. Tak vlastn\u011b na cel\u00e9m prodeji nic nevyd\u011blal a mo\u017en\u00e1 i n\u011bco prod\u011blal.
